Q: Should I buy now or wait for a while?
A:
If this is your first home or if the sale of your current property is not contingent for the sale of your next home...then the answer is a very loud yes! If you need to sell your current home to buy a new one, my suggestion is that we sell your home first, then start looking for your new home once the escrow process of your current property begins. There is no better time for a buyer to make a smart buy, start building equity and enjoy the tax benefits of home ownership than right now.

Q: Of course you are going to say "buy now," that's how you make your living. What about the media telling me that the housing market is only going to get worse before it gets better and prices will still be dropping?
A:
First of all, as your REALTOR® I will only bring you to homes that are priced correctly, which will not be dropping much more in price because they don't need to. I am a firm believer that there really is no such thing as a good or bad time to buy real estate, there are just good or bad opportunities to buy real estate.

Secondly, although much of the foreclosure mess we have on our hands right now has been partially focused on Nevada, much of the information the media reports on, especially the cable news outlets and national broadcasts, only consider the overall national economy, and not our isolated and booming Las Vegas local economy. Construction and development on The Strip and throughout the valley is into the tens of billions of dollars and will create over 100,000 new jobs in the next few years. One of the unique things about Las Vegas, is that the worse the U.S. dollar does in the global economy, the more foreign investors and tourists come here to spend money. With this strong local economy and inconceivable job growth, Las Vegas still has 6,000 new residents moving here each month. These 6,000 people per month having been waiting on the sidelines, chomping at the bit for the media to give them the "green light" to go buy a home. Once they hear the word go, there will be a flood of people diving into the Las Vegas real estate market, and prices will go soaring once again with the high demand. Here's a question for you, which side of the buying tsunami do you want to be on?

Q: When is the market going to change?
A:
There is no way anyone can definitively answer that. If there was, then I'd be able to hire Bill Gates as my butler. The value of real estate is such a complex thing, that it really needs to be evaluated on an individual basis, both for the person involved and for the property itself. There is no "magic mirror" to tell you when the Las Vegas / Henderson, NV real estate market is going to have an overall rebound, but my professional expertise can help you find the right buy at any time.

Q: Should I try to sell my home now?
A:
The answer is yes, but it comes with conditions. If you are committed, motivated and willing to look at the realistic picture to sell your home, then you can do it. Homes that are priced correctly are still selling, many even within 45 days. I will sit down with you and show you exactly what is happening in the market and show you how the house you want to sell can separate itself from the pack among potential buyers. When you factor in my innovative marketing techniques, home staging preparation ideas and dedicated work ethic to sell your home, a successful sale is attainable. Is it hard work? Absolutely, but this is what I am committed to do, and I do it well.

Yes, I am. About 45-50 hours of my week is dedicated to working with clients, previewing homes, updating this website, keeping on top of market trends, overseeing transactions and marketing properties.
